Mancos Opera House Roof and Gutter Rehabilitation

Open: February 27, 2019 to March 20, 2019

The Mancos Creative District is accepting bids through March 20, 2019 for qualified contractors to replace the roof and provide gutter work on the historic Mancos Opera House.  The scope of work includes but is not limited to tearing off old EPDM membrane, old underlayment, old built-up roof down to wooden deck, installing new fire rated underlayment and new EPDM membrane, protecting historic parapets, removing and reinstalling cap flashing, replacing a roof access hatch as well as replacing gutters.  You may also view detailed architectural drawings at the Mancos Opera House. Qualified contractors must be fully bonded and have demonstrated experience successfully completing similar historic rehabilitation projects funded by the Colorado State Historical Fund and demonstrated ability to meet all related requirements of the State Historical Fund and Secretary of the Interior’s Standards for the Treatment of Historic Properties.  All bids must be submitted in writing by March 15, 2019 to Mancos Creative District, P.O. Box 754, Mancos, CO 81328.  Bids should address the scope of work outlined below, contractor qualifications (including references for similar historic projects),and proposed timeline and budget.  Please direct any questions in writing to Carol Mehesy, Mancos Creative District President at [email protected]

Roof Rehabilitation detailed scope of work: (Per drawings A-103, A-104 & A-202)

  1. Remove and set aside for reuse existing parapet cap flashings
  2. Remove and properly dispose of existing roof membrane, underlayment and tar/gravel build up roof.
  3. Inspect the original wood deck substrate and make any required repairs
  4. Mechanically attach fire code rated underlayment suitable for a finished roof assembly Class A rating
  5. Fully adhere 60 mil EPDM or equivalent performance membrane to underlayment. Membrane shall extend up and be adhered to the inside of the side parapets and terminate at top of the parapets such that it will be covered by the cap flashing when reinstalled. Membrane shall not extend over the parapets onto the visible outer wall surface. At the front of the building, the membrane shall be terminated at the underside edge of the cast concrete caps in the same manner, which the current membrane is attached.
  6. Flash all roof penetrations and appliances per the membrane manufacturer’s specifications
  7. Remove and properly dispose of existing plywood roof hatch assembly and replace with Bilco 30”x36” manufactured hatch or equivalent.
  8. Provide Manufacturer’s 20 year material and labor warranty

Gutter Rehabilitation (Per drawings A-103, A-104 & A-202)

  1. Remove and set aside for reuse existing heat cable
  2. Remove and properly dispose of existing gutter and downspout
  3. Furnish and install new 8”x6” 24 gauge prefinished seamless gutter and downspout. Downspout to direct water to the west away from the foundation. (color to be coordinated with Colorado Historic Foundation easement administrator)
  4. Reinstall heat cable in gutter and downspout

Mancos Opera House Storefront Reconstruction

Open: March 10, 2019 to March 27, 2019.  

Note: the Mancos Creative District reserves the right to extend the deadline for accepting bids if deemed necessary to ensure a qualified contractor 

The Mancos Creative District is accepting bids through March 30, 2019 for qualified contractors to complete the following scope of work:

  1. Remove all infill and modern materials and elements from the storefront assembly and dispose of all demolition debris properly. Security of the building must be maintained with temporary barriers while the front of the building is open. 
  2. Reconstruct the store front to the original design, based on historic floor plan and elevation drawings, and historic photos. Refer to drawings A-102, A-201, A-203 
  3. Reuse remaining original historic Florentine glass currently stored in building in the transom course of glass as specified in the original design, using a similar glass to complete the course. 
  4. Remove and replace door hardware to fit period.  Door hardware shall be the same style as present in the theater level.
  5. Provide new durable awning sympathetic design, based on historic photographs. Refer to drawing A-203
